Grout Cleaning vs. Regrouting vs. Color Sealing: What Does Your Tile Actually Need?
If your grout is discolored but still solid, you need grout cleaning, typically $0.75–$2 per square foot. If it's clean but blotchy, stained, or you want a uniform new shade, color sealing runs about $1.50–$3.50 per square foot and lasts roughly 5–10 years indoors. If grout is cracked, crumbling, missing, or letting water behind shower tile, only regrouting fixes it, usually $8–$15 per square foot. Most floors we see in Irving fall into the first two categories. Regrouting is the right call less often than people expect. The way to decide is a simple hands-on test: check the grout's structure first and its appearance second.
Start With the Structural Test, Not the Color
Before you look at stains, run a flathead screwdriver or a key firmly along several grout lines, especially near the tub, the shower floor, the kitchen sink, and doorways. Healthy cement grout won't budge. If it powders, flakes, or you can dig a groove more than about 1/16 inch deep, the grout has failed. Look for hairline cracks running the length of a joint and gaps where grout meets tile. Tap tiles with a screwdriver handle too, because a hollow sound means the tile has debonded and grout is only part of the issue. In Irving's slab-on-grade homes, from 1970s and '80s houses near Downtown Irving to 1990s builds in Valley Ranch, cracks that line up across several tiles often come from slab movement rather than bad grout. Expansive clay soil swells and shrinks as Dallas County swings between wet springs and dry summers. If that's your pattern, regrouting alone may crack again. In that case tile repair and replacement or added movement joints need to be part of the plan.
When Grout Cleaning Is All You Need
If the grout passes the structural test, cleaning is almost always step one, and often the only step. Grout is porous, so it absorbs mop water, cooking grease, and tracked-in soil. Over 3–5 years a light gray joint can look nearly black. Household mopping just pushes dirty water deeper into the lines. A professional grout cleaning uses an alkaline cleaner matched to the soil type, detail brushing, and hot-water extraction to pull residue out instead of spreading it. Expect cleaning to work well on:
- Uniform darkening in traffic lanes and kitchen work zones
- Soap scum and body-oil film on shower walls
- Light mildew in bathrooms with weak exhaust fans, which is common in Irving's humid summers
- White, chalky mineral haze from hard water
That last item is a big one here. Irving's municipal water leaves mineral deposits that trap dirt and make grout darken faster. We cover the chemistry in why grout darkens faster in Irving homes. Once grout is clean, a clear penetrating sealer (about $0.50–$1 per square foot extra) slows the next round of soiling. Plan to reapply it every 1–3 years.
When Color Sealing Is the Smarter Choice
Sometimes grout is structurally fine but still looks bad after a deep clean. Permanent stains from red wine, rust, or dye are one cause. Patchy color from a past repair with mismatched grout is another. Some homeowners simply want to update a dated tan grout to a modern gray. That's where grout color sealing fits. A colorant-sealer bonds to the surface of clean, dry grout. It gives every joint one uniform color and adds a stain-resistant barrier that is far tougher than clear sealer. A few honest caveats from doing this work:
- It needs a thorough clean first. Applying colorant over residue leads to peeling within months.
- It hides stains but not cracks. Damaged joints must be repaired before you seal.
- Going darker covers better than going lighter. Dramatic light-over-dark changes may need 2 coats.
- Indoor floors hold up for 5–10 years. Showers and outdoor patios are harder on it.
Color sealing is popular in Las Colinas condos and townhomes. Many have builder-grade grout that stained in the first few years, and replacing the tile isn't worth it.
