We deep-clean, repair, recolor and seal tired grout lines so your existing tile looks new again, without the cost and mess of a tear-out. About Grout Restoration Texas
Grout Restoration and Grout Cleaning From an Irving Shop That Works Across Texas
Grout Restoration Texas is run by Ash Reber, owner and the person you'll actually talk to when you call. The business is based at 639 N Briery Rd in Irving, in the middle of Dallas County, and that location shapes how we work. Within a short drive you'll find nearly every kind of tile floor Texas has to offer: original builder-grade ceramic in older ranch homes, large-format porcelain in newer builds, travertine and saltillo in remodels, and busy commercial floors that see heavy foot traffic all day. Working on that mix every week is how we learned that no single cleaner or sealer fits every floor. We've grown from Irving into Dallas, Grand Prairie, Carrollton and beyond, and we now serve homeowners and property managers statewide.
Texas is hard on grout. Long, hot, humid summers keep showers and kitchen backsplashes damp longer, which feeds mildew in porous cement grout. Mild winters mean tracked-in dirt and outdoor grime never really get a season off. On top of that, much of the state deals with mineral-heavy water and shifting clay soils. Hard water leaves scale that dulls grout lines, and soil movement can crack grout joints around slabs. We look at all of that before we quote. Sometimes a deep grout cleaning brings a floor back. Sometimes the grout is too far gone and needs to be raked out and replaced. We'll tell you which one you need, even when the cheaper option is the right one.

We work the way we'd want our own floors handled: honest assessments, clear pricing, and results you can see and inspect before we leave.
Upfront Quotes Before Work Starts
You get a clear price based on your actual square footage and grout condition, so there are no surprise add-ons once the job begins.
Built for Texas Humidity and Hard Water

Locally Owned and Owner-Operated
You deal directly with the people doing the work, not a call center or a rotating crew of subcontractors.

Walkthrough And Upfront Quote
We start by looking at the grout itself: how dark the lines are, whether joints are cracked or missing, and whether staining is surface grime or something deeper like mildew from a humid bathroom. Customers across Texas can send photos first, and we follow up with an on-site look when needed. You get a clear, itemized quote before any work begins, so you know whether you need a deep grout cleaning, color sealing, or partial regrouting.
Prep And Protection
We move light furniture, cover baseboards and cabinets, and protect adjoining carpet or wood. Showers are dried out ahead of time where possible, because Texas humidity keeps grout damp longer and sealers bond poorly to wet joints.
Deep Grout Cleaning And Repair
Grout lines are agitated with pH-appropriate cleaners and extracted, not just mopped, so the dirt leaves the floor instead of settling back in. Cracked or crumbling joints, common where slab movement from shifting clay soil stresses tile floors, are raked out and refilled to match.
Color Sealing Or Clear Sealing
Once the grout is clean and dry, we apply a clear sealer or a color seal that gives every joint a uniform shade. Sealing helps grout resist spills, mop water, and the mildew that thrives in hot, muggy summers.
Final Walkthrough And Care Tips
We walk the finished job with you so you can inspect the workmanship line by line. You'll get straightforward advice on cure time, which cleaners to avoid, and how to keep the grout looking right between visits.
